Most vacant lots do not have a street address because there is no house or house number. The best way to find it is with GPS coordinates, which are easily searchable with Google Maps or another map application.
Google Maps can show you the approximate boundary lines for the location.
LandGlide is another application that gives you more details than Google Maps. It will show you the boundaries, but also who owns the property and the ones adjacent.
If you would like to get a survey for the property, you can do that as part of your due diligence. The fee is ~$650 and they will mark the boundary lines for you with wooden stakes.
You have options on how to close. After the $249 document fee is paid we have a few options.
1) We can close remotely with digital signatures. You can do this from wherever you prefer and mail, CashApp, or wire the deposit funds.
2) You can go to a local title office and close with them. They may or may not charge a fee for their time or service. You will bring payment with you and title will forward it to me after you sign the documents.
3) In rare circumstances, you can travel to Tulsa, Oklahoma, and we can meet at Chase Bank. This really isn't necessary, but sometimes people aren't sure that I'm a real person and want to verify I exist before signing documents and making a payment.
The best way is to check the county records. The deed on record will tell you who owns the property. I commonly buy property as Great Plains Investors, LLC and that is the name you will see recorded with the county and the name you will see on the contracts that we sign.
Great Plains Investors, LLC is our company name. This is the name you'll see on the county website and on the contracts. Blank Slate Properties is our DBA or Doing Business As name.
It depends on what you want to verity. To verify water, electric, or sewer, call the applicable utility company. To get a survey or perc test, contact an applicable engineering company.
In Benton County, Arkansas, I use Corbitt Environmental Consulting. Their fee is around $450. You are welcome to shop around and find someone you are comfortable with.
Yes. You may select any Title or Closing Service you are comfortable with. I commonly use Realty Title or close directly without a title company, but you are welcome to shop around.
No, I'm not a realtor. I own the properties I'm selling. You only need a realtor if you want one. I ask that you pay their fees unless otherwise agreed upon in writing.
