Buying land doesn't need to be complex. There are a few difference ways that we commonly sell land. You decide what works best for you and we proceed when you are ready.
This is probably the easiest all around. Once you identify a property you want to buy, you let us know and pay a $249 closing cost or documentation fee. This fee is a standard real estate transaction fee and covers basic admin costs and the time to prepare the documents (ie - contract and deed). We send you the contract that aligns with the agreed upon purchase price along with an agreed upon closing date. The closing date is usually within 30 days of the date you decide you want to buy. You have time to do any due diligence you like on the property. You send us the cash for the property, and we record a Warranty Deed in your name, or whatever name you declared for Title on the contract.
If you prefer to close with a title company, that's an acceptable alternative. We ask that you cover any of their costs.
Buying land on a Contract for Deed is a great way to lock in land at an affordable price today, especially before land prices go any higher.
A Contract for Deed basically says - you make payments on the land that you want to buy. Once all the payments are made, we transfer the Title to you via a Deed. Once you have the Deed in your name, it's ALL YOURS!.
The Contract for Deed is a legally binding document. We cannot resell the property or do anything else with it once it is under contract, unless you violate the terms of the agreement (ie - stop making payments).
To start, pay the $249 document fee and let us know which financing terms work best for you.
We agree on a signing date, you pay any down payment, and then you make payments according to the terms we agreed on.
We try to make the payment process easy and offer automatic payment processing that you have full control over. If you want to pay the land off early, no problem. Once it's paid off, we'll transfer the property to you with a Deed within 30 days.
For the $249 document fee we accept all major Debit and Credit Cards as well as CashApp and Zelle.

For any down payments and cash sales you can wire the funds from your bank or mail a cashier's check or money order.
