How to buy land

Out intent is to be simple and straightforward

Buying land doesn't need to be complex. There are a few different ways that we commonly sell land. You decide what works best for you and we proceed when you are ready. 

Buy with Cash

 Our closing process is designed for maximum ease and speed. Once you identify the property you wish to purchase, you secure the deal by paying a $249 closing or documentation fee. This standard real estate administrative fee covers the time and costs associated with preparing all the necessary paperwork, including your contract and deed. We will then send you the purchase contract, detailing the agreed-upon price and a closing date, which is typically set within 30 days.


This time allows you to conduct any necessary due diligence. Once the cash payment for the property is received, we promptly complete the transaction by recording a Warranty Deed in the name you declared for the Title.


Should you prefer to close with a title company instead, that is an acceptable alternative, though we ask that you cover any of their associated costs. 

Buy with a Contract for Deed

Buying land via a Contract for Deed is an excellent way to secure property at today's price before values continue to rise.


This process is simple: you agree to make scheduled payments on the land, and once all payments are completed, we promptly transfer the Title to you via a Deed, making the property officially yours.


The Contract for Deed is a legally binding document, meaning we cannot resell the property while you are making payments, provided you adhere to the terms (i.e., don't stop paying).


To begin, simply pay the $249 document fee and select your preferred financing terms. After we agree on a signing date and you submit any down payment, you start making payments.


We strive to make this easy with optional automatic payment processing that you fully control. 

There's also no penalty for paying off the land early; once paid in full, we guarantee transfer of the Deed to you within 30 days. 

Payment Methods

We offer several convenient ways to handle all your payments. The initial $249 document fee can be paid using all major Debit and Credit Cards, as well as CashApp and Zelle.


To use CashApp or Zelle, please text us at 254-300-1142 starting your message with: "Hi, this is (your name). I would like to reserve the property on (street name) using (Cash App or Zelle).

Please share the link to make the payment." For all your routine monthly payments, we will help you set up easy, automated ACH transfers.


For larger lump sums, such as down payments or full cash sales, you can securely wire the funds from your bank or mail a cashier's check or money order.
